Method of Payment: Cash, if obtaining financing have financing prearranged prior to Auction, bidding is not contingent upon lender inspection or appraisal. a nonrefundable earnest money deposit of 10% of the sale price will be required day of the sale with the balance due with in 30 days of the auction.

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following the auction at the site. The seller reserves the right to accept or reject any bids.

Title: The Seller will provide the Buyer with an Owners Policy of Title Insurance in the amount of the purchase price.

Survey: The property will be not be surveyed. If the Buyer or Buyers lender requires a survey it will be at the sole cost of the Buyer. A survey will be provided for the Private Easement.

Taxes: The Real Estate taxes will be pro-rated to the day of final closing.

Possession: Possession will be given to the Buyer the day of final closing.

Closing Fee: The closing fee as charged by the title company; shall be split 50:50 between the Buyer and Seller.

Liquor License: Buyer shall pay the cost associated with the transfer of the liquor license.

Private Easement: Seller shall grant Buyer a Private Easement to the access and parking area illustrated.

Property Condition: The property will be selling "As-Is" and "Where-Is" with NO warranty being expressed or implied as to the physical condition of the property, available permits or specific zoning.

Agency: The Steffen Group its agents are representing the Seller exclusively in this transaction.
