Online Registration: By registering online for this auction you agree to the terms and conditions of this auction. In order to bid on the Real Estate, all Bidders must be signed up through www.bidopia.com and provide a valid credit card to register. The purpose of the credit card is to verify identity and your credit card will not be charged. THERE IS ABSOLUTELY NO FEE TO PARTICIPATE IN THIS ONLINE AUCTION. By registering for this auction you agree to the terms and conditions of this sale. The terms of the sale are NON-NEGOTIABLE and buyers will be required to enter into a purchase agreement immediately following the conclusion of bidding. ALL BID(S) PLACED THROUGH ONLINE BIDDING CREATE A BINDING OFFER AND WHEN ACCEPTED BY THE SELLER CREATES AN ENFORCEABLE CONTRACT.

Bidding and Procedure: The Steffen Group will be using the online auction platform Bidopia.Com. All bidders who appropriately register for the auction and who are approved may participate in this online auction. Bidding on this property will be open for 15 days prior to the conclusion of the auction. The bids will be accepted through Friday, August 21st, 2015 at 12:00 noon (local time) ("Conclusion of Auction"). In the event that a bid is placed within ten (10) minutes of the close of bidding, then an additional ten (10) minute bidding period is extended until such time as no bids are placed within the next ten (10) minute period. Auctioneer will conduct the winning bidder immediately following the conclusion of bidding. The winning bidder will need to be in such a place that they are available to execute and sign the purchase agreement and return to the Steffen Groups corporate office either by facsimile or by electronic mail.

Final Decision by Auctioneer: The auctioneers determination and ruling shall be final and stand. The Seller or Auctioneer reserve the right to prohibit any person from bidding and participating in this auction based upon the person credentials, financial fitness and ability to purchase the real estate.

Method of Payment: A non-refundable earnest money deposit in the amount of 10% of the purchase price will be required the day of sale with the balance due the day of final closing. Closing to be within 45 days of the auction. The closing fee shall be split 50/50 between buyer and Seller. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to auction day.

Buyer’s Premium: In order to determine the final sales price of the real estate, a 3% buyer’s premium will be added to the winning bid.

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following auction. The Property is selling subject to confirmation of the seller.

Title: Seller will provide buyer with a commitment of title insurance in the amount of the purchase price insuring the transfer and marketability of title. Seller will provide buyer with a fully executed deed conveying title to the buyer.

Taxes: Taxes will be prorated to the day of final closing.

Possession: Day of final closing.

Survey: The Seller will not provide buyer with a survey. If buyer or buyer’s lender requires a survey it will be at the sole cost of the buyer.

Agency: The Steffen Group Inc. and BND Commercial Real Estate is acting as the exclusive agent of the seller.
