Auction Location

The auction will be held at St. Patrick's Catholic Church which is located at 12305 Arcola Road, Fort Wayne, Indiana. From the intersection of I-69 and US 30 take US 30 8.5 Miles to the Allen / Whitley County Line Road then South 1.5 Miles to Arcola Road then East Approximately 2 Miles to the auction site. Inspection

Farm # 1 - Tract # 1 - Lake Township, Section 30 - Allen County

Tract #1 - Consists of approximately 24 +/- acres of all tillable productive farmland with 134' frontage rd frontage on Arcola Road. This is a tremendous tract to add to your current farming operation or for a rural mini farm in Northwest Allen County Schools.

Farm #2 - Tract # 2-4 - Lake Township, Section 30 - Allen County

Tract #2 - Consists of approximately 20 +/- acres of productive farmland with 605' of road frontage on Arcola Road. This tract is all tillable and would make an excellent rural rural mini farm in Northwest Allen County Schools.

Terms & Conditions



Procedure: The property will sell in (7) individual tracts, any combination of tracts, and as a total unit. There will be open bidding on all tracts and combinations during the auction as determined by the auctioneer. Bids on tracts, tract combinations, and the total property may compete.

Method of Payment: A non-refundable earnest money deposit of 10% of the purchase price will be required the day of sale with the balance due the day of final closing. Closing to be within 45 days of the auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to auction day.

Acceptance of Bid: Successful bidder will be required to enter into a purchase agreement immediately following the auction at the site. The seller reserves the right to accept or reject any bids.

Title: Seller will provide the buyer with a commitment of title insurance in the amount of the purchase price insuring the transfer and marketability of the title. Seller will provide buyer with a fully executed Personal Representatives deed conveying title to the buyer.

Possession: Possession will be give to the buyer after the harvest of the 2015 crops. Seller shall retain 100% of the cash rent and any farm payments made for 2015.

Taxes: The Seller shall pay ALL 2015 due and payable 2016 real estate taxes and assessments. The Buyers tax obligations will start with the 2016 due and payable 2017 installment of taxes and all subsequent real estate taxes and assessments thereafter.

Survey: AT THE SELLERS OPTION, the buyer and seller will split the survey cost on any parcel where there is no existing legal description or where new boundaries are created by the tract divisions of the auction. Any need for a survey shall be determined at the sole discretion of the seller and the auctioneer. If the survey is determined needed by the seller and auctioneer, final bids will be adjusted to reflect the results of said survey. The type of survey prepared shall be determined by the Seller and Auctioneer as long as it is sufficient for issuance of a title insurance policy. Combination purchases will only receive a perimeter survey. Only the boundary corners of the respective tract sold shall be marked. Successful bidders will then pay a revised purchase price calculated by multiplying the actual surveyed acreage by the actual purchase price per acre indicated in the offer to purchase. All auction tracts are approximate and have been estimated based on aerial photographs or current legal descriptions.

Acceptance of Bid: This real estate is being sold subject to confirmation of the seller.
