REAL ESTATE:
Method of Payment: Cash, if obtaining financing have financing prearranged prior to Auction, bidding is not contingent upon lender inspection or appraisal. A nonrefundable earnest money deposit of Ten Percent of the Purchase Price will be required day of the sale with the balance due with in 30 days of the auction.
Title: The Seller will provide the Buyer with an Owners Policy of Title Insurance in the amount of the purchase price.
Survey: The Seller will not Provide the Buyer with a survey. If the Buyer or the Buyer's lender requires a survey it will be at the sole cost of the Buyer.
Taxes: The Real Estate taxes will be pro-rated to the day of final closing.
Possession: Possession will be given to the Buyer the day of final closing.
Closing Fee: The closing fee as charged by the title company; shall be split 50:50 between the Buyer and Seller.
Property Condition: The property will be selling "As-IS" and "Where-Is" with NO warranty being expressed or implied as to the physical condition of the property, available permits or specific zoning.
