Prospective bidders are hereby advised to review all information available from the auction company and the seller, and other sources prior to submitting an offer to purchase (bid). Materials provided to bidders are for informational purposes only and may not be relied upon. It is highly recommended and encouraged that each bidder independently verify all information and perform his or hers own inspection and any due diligence requirements.

Offer Requirements: All offers must be sealed and the name and address of the offering party must appear on the outside front of the envelope. Offers must be in writing on the appropriate Purchase Agreements provided by the auction company in the bidders packet and must be received by The Steffen Group Inc., 803 S. Calhoun St., Ste 100, Fort Wayne Indiana 46802 by 12:00 noon on Monday, March 9, 2015. Bidders may hand deliver or use overnight delivery service.

All Offers Must be accompanied by: (a). Respective Purchase agreement. Bidders should carefully review the purchase agreements. The Purchase agreements must be properly completed and signed. (b) Submit and earnest money deposit for 10% of the total bid amount. Check must be made payable to THE STEFFEN GROUP INC ESCROW. The check will be deposited only if bid is accepted. Checks submitted with unacceptable bids will be returned within three (3) business days after the bids are rejected but no later than March 13, 2015.

Condition: This property is selling as is where is with no warranty being expressed or implied by the seller and or auction company.

Survey: The Seller will provide the Buyer with a staked out survey of the property with the cost of the survey being split 50:50 between the Buyer and Seller.

Closing: to be within 30 days of auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to submitting your bid. Taxes: Shall be prorated to the day of closing. Title: Seller will provide to buyer a title commitment in the amount of the purchase price. Buyers Premium: There will be a 3% percent Buyers Premium Added to the winning bid; thus determining the final selling price of the Real Estate.

Deed: Seller will transfer title to buyer by a fully executed corporate warranty deed.

Terms of Real Estate: A non-refundable earnest money deposit of 10% of the bid amount will be required to submit sealed bid.

Offers and acceptance: The Seller reserves the right to request a “Best and Final Offer”. The top two bidders will be invited to the Steffen Groups Corporate offices located at 803 South Calhoun St., Ste 100, Fort Wayne Indiana for a oral auction to determine the final winning bidder of the parcel. In the event that the bidder cannot attend the oral portion of the auction, at the Buyers option, Buyer may elect to bid via phone or send a authorized bidder in his or her place. Bidder may also send to Sale Manager via Facsimile or in person a final bid that may be opened at the oral auction and placed on his or her behalf. All tracts and Parcels as defined by this auction are selling subject to the confirmation of the seller.

Notification of Acceptance: Top Two Successful bidder will be notified by 5:00pm on Monday, March 9, 2015 of his or her winning bid (s) .
