A nonrefundable earnest money deposit of 10% of the purchase price will be required day of the sale with the balance due with in 30 days of the auction.

Title: The Seller will provide the Buyer with an Owners Policy of Title Insurance in the amount of the purchase price.

Survey: The Seller will not Provide the Buyer with a survey. If the Buyer or the Buyer's lender requires a survey it will be at the sole cost of the Buyer.

Taxes: The Real Estate taxes will be pro-rated to the day of final closing.

Possession: Possession will be given to the Buyer the day of final closing.

Closing Fee: The closing fee as charged by the title company; shall be split 50:50 between the Buyer and Seller.
