Sealed Bid Materials: A complete SEALED BID AND PROPERTY INFORMATION/BIDDERS PACKET has been prepared which provides general instructions and contains basic property information and all forms necessary to submit a sealed bid, including legal description of the real estate real estate purchase agreement, title report, financials, leases and any all other pertinent information. Prior to requesting said bidders packet, bidders must execute a confidentiality agreement (confidentiality agreement maybe downloaded online and deliver to The Steffen Groups Corporate office either by facsimile (260) 426-0633 or by delivering it in person. Within 24 hours of receipt of said confidentially agreement The Steffen Group will send to the requesting party a complete bidders packet.

Prospective bidders are hereby advised to review all information available from the auction company and the seller, and other sources prior to submitting an offer to purchase (bid). Materials provided to bidders are for informational purposes only and may not be relied upon. It is highly recommended and encouraged that each bidder independently verify all information and perform his or hers own inspection and any all due diligence requirements.

 Offer Requirements : All offers must be sealed and the name and address of the offering party must appear on the outside front of the envelope. Offers must be in writing on the appropriate Purchase Agreements provided by the auction company in the bidders packet and must be received by The Steffen Group Inc., 614 S. Harrison St., Fort Wayne Indiana 46802 by 12:00 noon on August 28 th . Bidders may hand deliver or use overnight delivery service.

All Offers Must be accompanied by: (a). Respective Purchase agreement. Bidders should carefully review the purchase agreements. The Purchase agreements must be properly completed and signed. (b) Submit and earnest money deposit for 10% of the total bid amount. Check must be made payable to THE STEFFEN GROUP INC ESCROW. The check will be deposited only if bid is accepted. Checks submitted with unacceptable bids will be returned within three (3) business days after the bids are rejected but no later than September 2, 2008 .

 Terms of Real Estate: A non-refundable earnest money deposit of 10% of the bid amount will be required to submit sealed bid. Closing: to be within 45 days of auction. This real estate is being sold for cash and your bidding is not contingent upon financing. Have your financing prearranged prior to submitting your bid.

Taxes: The buyer shal assume and pay the 2008 due and payable 2009 tax obligations.

Title: Seller will provide to buyer a title commitment in the amount of the purchase price.

Deed: Seller will transfer title to buyer by a fully executed corporate warranty deed.

Condition: This property is selling as is where is with no warranty being expressed or implied by the seller and or auction company.

Survey: In the event the buyer or buyer lender requires a survey it will be at the sole cost of the buyer.

Buyers Premium: In order to determine the final sales price of the real estate, a 10% buyers premium will be added to the winning bid.

Offers and acceptance: THE SELLER RESERVES the right to request a “Best and Final Offer”. The top two bidders will be invited to the Steffen Groups Corporate offices located at 614 S. Harrison Street , Fort Wayne Indiana for a oral auction to determine the final winning bidder of the parcel. In the event that the bidder cannot attend the oral portion of the auction, at the Buyers option, Buyer may elect to bid via phone or send a authorized bidder in his or her place. Bidder may also send to Sale Manager via Facsimile or in person a final bid that may be opened at the oral auction and placed on his or her behalf. All tracts and Parcels as defined by this auction are selling subject to the confirmation of the seller.

Notification of Acceptance: Successful bidder will be notified by 5:00pm on Thursday August 28, 2008 of his or her winning bid.

Agency: The Steffen Group is acting as the exclusive agent of the Seller.
